Developers Gleeson Homes and Regeneration Ltd will construct the residential development of detached and semi-detached, two, three and four bedroom two-storey houses on land at Woodside Stables Riding School, Barlborough Road.

The Guardian understands that the council and the developers are currently in negotiations with regards to planning obligations as they seek contributions from the developers towards a range of infrastructure and services.

Although a deal has yet to be agreed and signed the developers have offered to contribute £61,272 towards outdoor sports facilities, £159,586 towards the provision of education, a play space contribution of £50,163, £10,00 to public art and £25,000 to traffic light junction improvements of Rotherham Road and Barlborough Road and for the development to comprise of 10 per cent of affordable housing.

Chairman of Clowne Parish Council, Karl Reid, said: “We have to make sure that we use any gains wisely for the benefit of the villiage.”

“If we can get something out if it that will enhance it then that is what we will do.”

“There were two objections from people who spoke against it for reasons such as flooding and road traffic management. There is no time scale at this stage.”

The site, which is approximately 2.13 hectares, is currently used as a livery yard. The existing dwellings, stable blocks and storage buildings will be demolished to make way for a new access road.
