Have your say on huge plan for 325 homes in Rasen

Langworth-based Chestnut Homes is looking to submit a planning application to West Lindsey District Council for a major development of 325 new homes off the town’s Caistor Road.

And before the application is submitted, residents will be able to view the draft plans and have their say on the proposal at a consultation event.

This public event will take place at Market Rasen Festival Hall tomorrow, Wednesday, July 20, from 5pm until 8pm.

Chestnut Homes managing director David Newton said he is looking forward to speaking to residents about the development, which would be known as ‘Chantrey Park’.

He said: “We are looking to submit a planning application for this strategic site on the edge of Market Rasen, and we are inviting people to come and give their views on our proposals which will help us shape the development.

“We look forward to discussing our plans with as many local people as possible.”

Chestnut Homes last year applied to WLDC to request a ‘screening opinion’ as to whether it needed to undertake an environmental impact assessment as part of a future planning application for the 28-acre site.

The district council said an environmental impact assessment was not necessary - but that the development would have a ‘significant’ impact on Market Rasen.

In a letter to Chestnut Homes, the council stated: “This proposal is a substantial development which will impact on Market Rasen in a significant manner, particularly in the immediate environment of the development.

“The development though would not have significantly wider impacts due to the nature and scale of the proposal allied to the undesignated nature of the site.

“The development will have impacts on the character of the area, noise and nuisance, residential amenity, ecology, drainage and highway safety and capacity but these impacts would be locally based and can be fully assessed fully through a standard planning application.”

Last year Chestnut Homes’ land and development surveyor said the project would see ‘residential development in the region of 275 dwellings comprising of single and two-storey dwellings with densities of approximately 13/14 units per acre’.

The company - which has already completed several housing projects in the Market Rasen area - said this development would ‘deliver much needed housing in an economically, socially and environmentally sustainable manner’.

And Chestnut Homes says its plans have ‘an opportunity to extend the site to north incorporating additional land south of Brimmer Beck’ and an ‘opportunity to create gateway development in one of the main entrances to the town’.
