Nightclub site could provide shops and flats
Stump Developments want to convert grade II listed 23-25 High Street, Boston to provide five shops on the ground floor and 11 one and two bedroom flats on the upper floors.
A heritage impact statement submitted by architects Gillick Brothers, agents for the development, said: “The proposed development brings back into use a property that would otherwise stand empty and unused; with all the attendant degradation to the vicinity that would follow.”
The agents say there would be no negative impacts caused by these proposals, adding: “Nothing of the historic fabric, layout, fittings or fixtures will be altered or removed as part of the proposals. They were all removed in the past.
“The proposals only entail the intelligent and sensitive repair and refurbishment of the heritage assets and the reinstatement of their historic appearance. The negative impacts to these heritage assets happened decades ago. The proposed development will go some way to putting some of them right.”
The agents added: “The application site is in a very poor condition and will require a significant financial investment to bring the property and heritage assets into repair and use.
“Only a financially viable development, such as is proposed, will enable that investment to be forthcoming.”
The site is in an area of historic interest, with 16 other listed buildings within 50 metres and 24 within 100 metres.
The application for the change of use, conversion and development of the property would see the replacement of the existing brick facades on the ground floor with new period detail shop fronts and the replacement of the existing windows with sliding sash pattern windows.
