A 205 acre farm in Scotter has been being brought to the market for the first time in more than half a century following the decision by the outgoing tenant to cease farming.

The sale of Field House Farm, a predominantly ring-fenced farm in Scotter, also includes its associated buildings and comes with a guide price of £1,450,000.

Benefitting from multiple access points off the Brigg Road, the land at Field House Farm extends to 205.06 acres and is classified as Grade 3 arable land, capable of growing root crops.

The land comprises two main blocks of land, with the main parcel extending to 183.26 acres and the second approximately 21.80 acres.

Henry King, from the East Midlands rural agency team at Savills, who is handling the sale, said: “The availability of the land and buildings at Field House Farm presents potential purchasers with a fantastic opportunity to acquire a high quality block of agricultural land that is capable of growing a variety of crops, including potatoes and sugar beet.

"The fields are a good size and shape for modern farming practices.

“The number of publicly marketed farmland throughout Lincolnshire was down 47 per cent to the end of March 2023, compared to the equivalent quarter of 2022, which underlines the rarity of this kind of sale.

"However, with a significant level of demand still being seen for quality stock we anticipate a strong level of interest in this farm’s availability.”

The fields are described as being of a good regular size, suitable for modern machinery and all benefit from good access with central farm track.

A parcel of land adjacent to the building is currently down to pasture, which extends to 4.74 acres.

This field benefits from a trough that is believed to be connected to the mains water supply.

Included as part of the sale, there is a large general purpose building and yard area accessed directly off the Brigg Road which has scope for extension with the erection of further buildings, subject to planning permission.

There is also an additional Dutch barn that has been converted over time and is currently used as a crop store and machinery shed /workshop by the existing tenant.
