Plans for 1,142 homes on unused Lincolnshire 'brownfield' sites

Over 1,000 homes in stalled projects could move forward thanks to millions of pounds of new funding.

The Greater Lincolnshire Mayoral authority has been awarded £34million to kickstart plans for brownfield land across the county.

It’s hoped that 1,142 homes on unused or previously developed land could become a reality.

Reform Mayor Dame Andrea Jenkyns says the money will be used where it will make the biggest difference, unlocking schemes which would be impossible otherwise.

The funding is available to councils, housing associations, private developers or landowners, voluntary sector and community groups.

“I know that bringing brownfield land back into use is challenging. It can be complex and costly, and too many sites have been left unused for too long,” the mayor said.

“This fund is here to unlock those sites, reduce risk, and get development moving. We will target investment where it makes the biggest difference supporting schemes that deliver real, visible results.

“I want to see new homes built, good jobs created, and the infrastructure we need delivered across Lincolnshire.”

The prospectus published on the mayor’s website says it will prioritise plans in key employment areas, which will create other jobs.

The target is to clear the way for 1,142 homes, equivalent to £30,000 per property.

Projects in the county could include a large unfinished housing estate in Gainsborough which has caused problems for neighbours, or the stalled plans for housing and conversion of former wards into further living space on the site of the former Rauceby Hospital near Sleaford.

Applicants will need to demonstrate that their plans are achievable and can start construction by March 2031, with no limit to how much funding an organisation can apply for.

Applications for the first phase, worth approximately £16million, will close on August 7, with the money awarded between November 2026 and February 2027.

The remaining funding will be open for bids in 2027.

The initiative will be discussed at the mayoral authority’s overview committee on June 10.

The mayor has also spoken about hopes for a new town in Lincolnshire, which she says would deliver thousands of much-needed homes, although no size or location has been revealed yet.
