Luxury venue in Woodhall Spa wins major global award -- and is up for sale

An exclusive hospitality venue in Woodhall Spa has won a major award – just as it comes on the market for sale.

Woodhall Spa Manor, on the Manor Estate, has been named luxury event venue of the year at the prestigious Luxury Guide Travel Awards, defeating competition from long-established international destinations.

The independent enterprise secured the honour based on its “operational excellence and premium market reputation” as a wedding and party venue.

The victory comes at a pivotal commercial moment for the property and business because it is currently being offered for sale.

With its 16 bedrooms and three acres of grounds, the elegant Edwardian house is described by the Rightmove website as “one of Woodhall Spa’s most historic and prestigious properties”.

Offered for a guide price of £1,750,000, it was “a fantastic opportunity to embark upon a splendid country lifestyle in a grand residence, idyllically located between the world famous Hotchkin and Bracken golf courses with stunning, far-reaching views”.

The global award presents prospective purchasers with an opportunity to acquire an established hospitality operation that has now achieved international recognition.

Industry analysts note that “the award significantly validates the estate's commercial viability, premium positioning and revenue-generating capabilities for buyers looking to acquire a turnkey hospitality asset”.

Richard Platt, managing director of Woodhall Spa Manor, stated that the honour underscores the strength of the business model and the high-value client base it attracts.

"This award reinforces that Woodhall Spa Manor offers a truly elite infrastructure," Richard said.

"While highly regarded for weddings, our strategic expansion into premium corporate retreats and luxury private groups has proved highly profitable. The business is perfectly positioned for its next commercial chapter."

The business combines historic architecture with modern hospitality facilities and has developed a reputation as one of Lincolnshire's leading exclusive-use venues.

The estate includes luxury guest accommodation, period reception rooms, commercial catering facilities, landscaped grounds, ancient woodland and a distinctive sunken garden with gazebo.

A spokesperson said: “The sale represents a rare opportunity for institutional investors, hospitality groups or high-net-worth individuals to acquire a globally recognised, cash-flowing regional asset with proven scalability in the lucrative luxury tourism and B2B sectors.”

As well as the bedrooms, the manor features seven immaculate reception rooms, including the majestic Queens room with mahogany inglenook fireplace and parquet floor, an oak-panelled library with original Jacobean carving and a magnificent reception hall with sweeping staircase.

The manor was originally a small hunting lodge before it was acquired by landowner Thomas Hotchkin, who built the first hotel and bath-house there in the 1830s when Woodhall began to flourish as a spa resort.

Later, the Hotchkin family extended the residence and created a golf course before the property was sold to the National Farmers Union in 1965 and converted into offices.

It was sold again in the 1980s to a local businessman and continued as offices until the current owners bought it in 2013 and carried out an extensive renovation and refurbishment, transforming it into the successful business it is today.
